Montclair’s official district descriptions include older wood-frame residences, masonry mixed-use buildings and commercial streetscapes. A roof plan for a Pine Street property may therefore differ from a plan for a detached house elsewhere in the township. The building in front of us—not a single image of Montclair—sets the scope.

An older roof can contain several separate histories

A dormer may have been added after the main roof, and a rear room may sit below a much newer membrane. Previous patches can hide original flashing. Before recommending work, identify those assemblies and the symptoms associated with each one. A replacement date for the main covering should not be assumed to date every chimney or wall detail.

Prioritize valleys and chimney connections

Complex rooflines collect water from several slopes. At a valley or chimney, the flashing must direct that water onto the intended surface without relying on exposed sealant alone. A leak may appear well below the entry point. Ask whether the inspection includes accessible interior evidence and how the recommended repair will connect to adjacent roofing.

Give a low-slope addition its own assessment

A flat rear extension can have different drainage and repair needs from the steep roof above it. Identify the membrane, inspect its seams and evaluate the roof-to-wall junction. Water delivered from an upper roof can concentrate on the lower section. A coating or patch should not be recommended without understanding material compatibility and the route to the outlet.

Use local guidance without assuming designation

Montclair lists local historic districts and provides information about exterior changes. Check the actual address and proposed work with the township. An older building is not automatically subject to the same rules as every designated property. This site claims no historic-preservation credential; specialized materials or restoration needs should be confirmed before agreeing on the scope.
