Trace the water route before patching

Compare the options using evidence about the assembly, not surface appearance alone.

What to ask when water repeatedly collects

Describe the area, the weather preceding it and whether the water remains after surrounding sections have drained. Photographs from a safe existing vantage point can show a pattern without requiring anyone to enter the roof. The assessment should distinguish a blocked outlet from a low area and explain whether a change to the assembly is being considered. Keep repair compatibility separate from a coating proposal

A coating, a membrane patch and a replacement assembly are different scopes. Ask what preparation is required, which seams and penetrations receive separate work and how the existing roof's suitability has been established. Where moisture is suspected below the surface, determine what investigation is needed before selecting a covering approach. Clarify exclusions around equipment, parapets and drainage components. A proposal should identify the actual materials rather than using the term flat-roof treatment to cover every method. Keep the system specification and maintenance instructions supplied for completed work, particularly if other contractors will later walk or work on the roof.
