Observe safely after the weather passes
From a safe ground position, look for debris, displaced gutters and visible roof covering on the property. Note which rooms show new water marks and when they appeared. Do not remove a branch resting on a roof yourself: it can conceal an opening or impose a load on weakened framing. A qualified assessment should establish safe access first.
Wind damage can begin at the perimeter
Roof edges, ridge caps and transitions can be vulnerable to displacement. A lifted shingle may lose its seal even when it has not blown away. On membrane roofs, perimeter attachments and flashing deserve attention alongside the open field. The assessment should distinguish observable damage from general aging without assuming that every defect was caused by the last storm.
Drainage problems may emerge at the same time
Leaves and small branches can obstruct a gutter, roof drain or scupper. Water may then back up toward edges or openings. Clearing debris does not establish that waterproofing underneath is intact; inspect the affected area as well. Roof runoff and ground drainage are connected, but they are not the same system and may require different scopes.
Keep a factual repair record
Save dated photographs, the assessment findings and the proposed work. If insurance is involved, ask the insurer what documentation it needs. No contractor can guarantee coverage or a claim outcome. The repair decision should still consider material compatibility, concealed moisture and whether the remaining roof can support a durable localized repair.
Separate a new symptom from an old condition
Tell the assessor when you first noticed water and whether the same area leaked before. Older photographs and repair records can provide a useful comparison. A post-storm inspection may find both recent damage and pre-existing deterioration; the written findings should distinguish observations from assumptions about cause. Note where debris landed, but do not enter an unsafe area to improve the record. If a branch must be removed, coordinate safe removal and roof assessment so an opening is not overlooked afterward. The repair scope should explain what was found, which roof areas need attention and whether further investigation is required below the visible surface.
Plan the repair beyond the first damaged area
Displaced gutters, edge metal and a damaged roof covering may need coordinated work even if separate trades are involved. Confirm whether the proposed repair includes each affected component and how intact neighboring materials will be connected. On a building with more than one roof level, ask which areas were accessible and which still need checking. Keep any immediate protection invoice separate from the permanent proposal so the purpose of each is clear. Decisions about insurance documentation can proceed alongside this planning, but the roof still needs a technically appropriate scope based on its actual condition and material system.
